A few characteristics make community homeownership different and very interesting.
 
One of these features is that you share ownership of common elements such as Land and you also have access to facilities such as Swimming Pools, Club House, Gulf Courses, Tennis Court, Parks and Other Benefits.
 
These facilities are under the responsibility of a Board of Directors, which is elected, usually annually, by the homeowners, providing self governing.
 
In other words, residents elect to establish the rules that will govern their communities.
 
A benefit is that you automatically become a Member of an association, which under Florida Law is a Non Profit Corporation, and typically must abide by its covenants, also known as By Laws, and the Rules and Regulations adopted by the Board of Directors.
 
What this means is that owners in a community association Own a Portion of the Assets of the non profit corporation, in a ratio equal to the shared value of their investments. Is a protection granted under Florida condominiums and homeowners laws.
 
A key feature is that you will pay a Regular Fee, often monthly, that is used for keep well cared the common elements and other services, as well as the amenities.
 
There are many advantages to living in this type of housing since the community usually features attractive combinations of beautifull designed homes and landscape.
 
In many occasions the units may even cost less than traditional housing due to more efficient use of land. As we stated before, parks, pools and other amenities, often too expensive for you to own alone, can be yours through Shared Ownership.
 
By adopting this concept the owner has a chance to own and enjoy the pool, tennis court, or other recreational facilities that may have been unavailable previously.
 
Another important feature is that the owners, or their tenants, Do Not Have Direct Responsibility for Maintenance, so they do not have to clean the pool, fix the roofs, paint, or maybe may not even have to mow their own lawn.

The community association operates and maintains these shared facilities though an independent contractor such as Gold Property Management & Associates, Inc.
 
Naturally, the obligation to pay for your share of the property requires from you to contribute to the expenses; however, as an association member, you also have a Voice in the association's decisions.
 
The association may have one of a variety of names: homeowners association, property owners association, condominium association, cooperative, or other.  
 
In Florida, they are all frequently referred to using the term "Association".
 
However, it is Normal in the concept of community living for communities to confront problems such as plumbing, landscaping, keeping in good shape the common elements, conflicts between dwellers, security, financial recordkeeping and budgeting, Board and owners meetings, elections, etc.
